Situation
The property lies 37° North and 23°
East. It is within the prefecture of Attica, which is located in the eastern
part of the district of central Greece. Attica is situated in the geographic
centre of Greece and is washed by the Euboean, Saronic and Corinthian Gulfs. The
peninsula ends to the south at Cape Sounion. Attica has beautiful coasts and
villages, where its inhabitants and visitors search for an escape from the warm
summer of Athens. The property is situated Northeast of Anavissos and Palea
Fokea approximately 4 km from the sea. Palea Fokea is a fishing port with a
pleasant beach, exclusive restaurants and is popular at weekends from visiting
Athenians. Athens is about 44 km distant and could be considered commutable. The
new international airport at Spata with a comprehensive range of domestic and
international flights is about 37 km to the North. The port of Pireas is about
47 km East and connects to all the islands of the Aegean and many countries of
the Mediterranean Sea. Major new road developments, due to the hosting of the
Olympic Games in 2004, are dramatically increasing accessibility to the area.

Description
The property, which has development opportunity, has an
elevated position almost totally covering the hill site of Kourouna, commanding
spectacular views towards and over the Gulf of Agios Nikolaos. The highest
elevation is about 200 m above sea level. The property consists of approximately
625,000 m2 of land which has marginal agricultural land use
capabilities. It was previously used for olive and wine production and grazing
goats and is now covered with low growing scrub and pine trees. There is a small
stream which follows the western boundary of the property. The underlying rocky

and Services
Access is 2 km from the main road at Anavissos along a solid
dirt track which partially forms the western boundary of the property.
The property is not directly connected to public water and
electricity supplies. However these services can be accessed within a few
hundred meters around the property.

Climate
The climate is for the most part, Mediterranean with mild
winters. The subtropical, warm summers are cooled by a system of seasonal
breezes, popularly called the "Meltemia". The outstanding feature of
Greece's climate is the ample sunshine with an average of 3,000 hours per year

Greek is the official language although in the business community English,
German and French are often spoken.

Economy
Greece has a mixed capitalist economy with the public sector
accounting for about half of GDP. Tourism is a key industry, providing a large
portion of GDP and foreign exchange earnings. The economy has improved steadily
over the last few years, as the government has tightened policy in order to meet
the convergence criteria which allowed Greece’s entry into the EU's Economic
and Monetary Union (EMU) on 1 January 2001. The standards of living in Greece
now approach that of European average. The EU accounts for 65% of Greek trade,
with Saudia Arabia (oil), Japan and the USA the country’s other major trading
partners. Its main exports are agricultural products, manufactured goods,
beverages and petroleum products. Greece has one of the largest merchant
shipping fleets in the world.
The Attica Basin is the urban conglomeration of the Cities of
Athens, Piraeus and suburban towns with an estimated population of 3,600,000
people (about 35% of the national total). Most administration institutions are
here. It contains most national financial and commercial activities (e.g 55% of
the banking activity, 80% of the heavy industry, 80% of the seaborne commerce).

From the 1st of January 2002 the currency in Greece is the
Euro. It replaces the previous local currency of the Drachma at a fixed rate of
340.75 Drachma s per Euro.

Greece is in the top 15 destinations for holiday makers in
the global tourism market with over 11 million tourists annually. A unique
combination of unparalleled natural beauty, temperate climate, clean waters and
